Since the beginning of 2020, the Turkish government has made the following conditions conditional on the extension of temporary tourist accommodation for nationals of some foreign countries, including Iran.
They are changing Turkish Tourist Residence Conditions: Under the new law on paragraph e of Article 1 of Law “6458/31 Foreign Nationals and International Protection” on obtaining and renewing temporary tourist residence in Turkey, foreign nationals except citizens of the OECD member countries And economically, the European Union, the Russian Federation and the People’s Republic of China will be granted temporary residency for one year from January 1, 2020.
Under this new scheme, applicants for a temporary tourist renewal can only apply for a residence permit at least one year after the expiry of their one-year tourist stay.
According to Turkish Migration Board officials, referrals made before January 1, 2020, even if their return date has been postponed, will be assessed.
Accordingly, foreign nationals, including Iranian citizens, may enter and exit the country following the expiry of the temporary tourist stay, following the regulations between the host country and Turkey. Foreigners can stay in Turkey for a total of 90 days every 180 days a year.
Applicants may obtain a Turkish residence permit if they have completed their tourist stay and have the necessary qualifications, such as education, immovable property, or work permits, as stated on www.goc.gov.tr.
Get accommodation by buying property
* It is important to note that in order to obtain a residence through the purchase of a person’s property, he must reside in the same property purchased unless it is purely for investment purposes.
The ease of obtaining Turkish citizenship and residence in recent years has made a wide range of foreigners a destination for citizenship and citizenship.
Home Buying Statistics by Non-Turks
The Turkish Statistical Center recently reported that in the first 9 months of this year (January to September), a total of non-Turkish households bought more than 32,000 homes in Turkey, of which more than 36000 were Iranians.
During the same period last year (January-September 1), Iranian citizens bought about three houses in Turkey; new data shows that Iranians are increasingly purchasing a property in Turkey.
Iraqi citizens have traditionally had the highest number of homes in the country compared to other nationals, with Iranians accompanying them in quantity.
After Iraq and Iran, the highest number of foreigners buying housing in Turkey during this period was Russia, Saudi Arabia, and Kuwait, and Afghan citizens were the sixth-largest home buyers in Turkey after Kuwait.

Compare home prices in Iran and Turkey.
Turkey has long been one of the most popular destinations for Iranians for work, life and leisure; in the first nine months of the year, about 678,000 Iranians traveled to Turkey.
Some Iranians regularly travel between their home country and Turkey for commercial purposes.
Neighboring citizenship with less capital than before, as well as the possibility of investing in foreign currency through the purchase of property, were two essential factors that led some Iranians to buy a home in Turkey, with Iranians purchasing a property in the neighboring country increased.
Last year, the Turkish government changed some immigration laws that made it easier for foreigners to obtain citizenship; the decision was made in the wake of the decline of the value of the lira and aimed at attracting foreign investment.
Before changing these laws, Turkish citizenship applicants had to buy homes worth at least 1 million dollars, which, under the new rules, were reduced to a quarter of 250,000 dollars.
These days, such ads are popular among many Persian media and social media programs. However, such advertisements are not recent, but at least in the last two years due to rising housing prices in Iran and the ease of Turkish laws for citizenship of foreign nationals has been added to such ads.
“The number of Iranians buying a property in this country has been as high as buying the property in the last five years,” said Hossam Akbai, the first vice president of the Real Estate Association.
He also said: “The average house price in Turkey is lower than the average price in Tehran, though we have areas in Tehran that are even more expensive than the more expensive ones in Manhattan and Vancouver.
